CASE STUDY – Unlocking Capital For Portfolio Expansion Via Ltd Company Remortgage

The client, a property investor based in Wales, approached Exe Mortgages looking to remortgage several buy-to-let properties held within a limited company structure. Their objective was to release capital to support further property purchases and continue growing their portfolio.

The properties were spread across a number of lenders and collectively valued at around £400,000, with the client aiming to raise approximately £300,000 through multiple applications.

The limited company had a layered ownership structure, and the directors were foreign nationals with a limited UK credit footprint, which added complexity to the case.

Due to the combination of a complex company structure, multiple existing lenders and foreign national ownership, the client had struggled to find a lender willing to support their plans. Many mainstream lenders were unable to accommodate the profile, either declining outright or offering terms that would not allow the client to raise the level of funding required. This was preventing the client from moving forward with their investment strategy and expanding their portfolio as planned.

Using my specialist knowledge of limited company buy-to-let lending and my established relationships with specialist lenders, I took a proactive and detailed approach to presenting the case. I engaged directly with lenders at an early stage to fully explain the client’s experience, the strength of the underlying assets and the long-term business plan, rather than allowing the application to be assessed purely on credit profile alone. By carefully structuring the applications and working closely with the lenders throughout the process, I was able to identify a solution that met both the client’s objectives and the lender’s criteria. I also provided guidance around company structure to help future-proof the client’s borrowing and improve suitability for future transactions.

Specialist buy-to-let lending solutions were successfully secured at competitive rates and at maximum loan-to-value, allowing the client to raise the required £300,000. This enabled them to move forward with further property acquisitions and continue expanding their portfolio with confidence.

The client was extremely pleased with the outcome and grateful for the hands-on support and clear communication throughout the process, particularly given the challenges they had encountered previously. With funding in place and a clearer structure for the future, the client is now well positioned to continue growing their property business.
